After an uncertain 2024 and a gradual recovery, Italy's investment property market started 2025 strongly. Transactions in the first three months totalled €2.7 billion, up 44% on the same period of 2024.
Growth was led mainly by hotels and tourism properties, which generated €660 million of investment — three times the previous year's figure. Investors, particularly overseas buyers, were ready to act quickly, often without borrowing, focusing on potential returns even for high-value purchases.
The logistics sector doubled its transaction volume compared with 2024, reaching €640 million, while shopping centres and retail premises had their strongest quarter in five years, helped by several strategic transactions.
The leading destinations: Rome, Capri and Milan
The article singled out three markets attracting international attention:
- Rome, supported by the 2025 Jubilee, was attracting capital into tourist accommodation;
- Capri, an international symbol of Italian style, remained a sought-after destination for luxury and hospitality investment;
- Milan, with high prices and a dynamic economy, remained a focal point for investors seeking substantial returns.
Tuscany: authentic luxury and hospitality
Alongside these major destinations, Tuscany was increasingly establishing itself as a key destination for premium property investment. Its understated elegance, culture and iconic landscapes combine lifestyle appeal with investment possibilities.
If you are considering the luxury or hospitality sector, HINRE real estate can help you explore carefully selected opportunities. At publication, our portfolio included distinctive tourism properties and premium homes in sought-after areas:
- Forte dei Marmi, known for timeless elegance and high-end tourism;
- Viareggio, where Art Nouveau architecture meets a lively seaside setting;
- The Lucca hills, offering homes surrounded by nature close to beautiful historic centres.
These were properties selected for discerning investors, combining character, value and growth potential. If you are interested in resorts, boutique hotels, historic villas or properties to refurbish, please contact us: we can guide you through the assessment of a Tuscan investment.
The article presented Italy as an attractive market for investors taking a long-term view. Its optimistic conclusion described the start of 2025 as a possible new phase of expansion. This reflects the outlook at publication, rather than a current recommendation to invest immediately.
